In 2005, LS Properties was formed with a view of acquiring high-quality properties in the multi-tenant residential, retail and industrial sectors which met the following criterion:
- Attractive location;
- Well built infrastructure;
- An attractive rent roll with the ability to continue to improve cash flow.
With a dream and desire to grow a portfolio of income producing properties we acquired our first commercial property back in 2005. We saw untapped value in our first property, believed we could add value and reposition the rents upwards. We took the risk and placed our life savings to acquire this first property. Since then LS Properties has grown exponentially by uncovering exceptional investment opportunities and adding value through strategic asset management. We now have over 55 commercial buildings, 400 commercial tenants and +/-1,500,000sf. We continue to evaluate each acquisition on the metrics noted above. Through active management, we continuously evaluate and assess each individual property including consideration of:
- Renewals of existing leases or replacement of existing tenants where required;
- Evaluation of maintenance and capital requirements for each property including establishing multi year maintenance programs;
- Consideration and placement of debt on each property as appropriate;
- Through our partnership with, Green Valley Management Ltd., first rate hands on property management. This relationship includes cultivation of key relationships with tenants and key suppliers to ensure optimal performance of each property.
President & CEO: John is President and CEO of LS Properties and Green Valley Management Ltd. John has been investing and managing income properties since the late 1980’s. He has over 30 years’ experience in real estate development, finance, and management. John holds a Bachelor of Commerce (hons) from U of M – Asper School of Business. John holds two of the highest Commercial Real Estate designations CCIM (Certified Commercial Investment Member) and CPM® Designation (Certified Property Manager) through the Real Estate Institute of Canada. Chairperson: Adam is the Chairperson of LS Properties. Adam is a partner with MLT Aikins LLP and serves on its Executive Board. He practices in the area of taxation, corporate and commercial law, real estate and finance transactions, charities, and trusts and estate planning. His practice includes tax planning advice, corporate and business reorganizations, assistance with respect to the planning and documentation of mergers and acquisitions, corporate finance transactions, licensing and franchise agreements, handling shareholder disputes and business disputes, planning for non-profit organizations, preparation of succession planning documents including wills.
Senior Vice President Asset Management and Investor Relations: Fabricio comes to LS Properties with over 14 years of experience in the commercial real estate industry. As the Vice President – Investments & Developments at Artis REIT, he was responsible for providing financial analysis and recommendations in the REIT’s acquisitions, dispositions and developments as well as providing key coordination support through the due diligence process. During his time at Artis, he has worked on more than $5B of real estate transactions in multiple markets across Canada and the United States. Director of Financial Reporting and Investor Relations: Nate is the Director of Financial Reporting and Investor Relations at LS Properties. He is a Chartered Professional Accountant who gained experience in KPMG’s Audit Practice before transitioning to Deloitte’s Financial Advisory group. Most recently, Nate was the Controller of a privately held manufacturing company. Executive Vice President and COO: Lori is the Executive Vice-President and Chief Operating Officer of LS Properties. Lori has experience in the financial sector as a financial service advisor with emphasis in mortgage and personal finances. In addition, her experience as a registered health underwriter has proven beneficial as employee benefits coordinator. Director of Investment Origination: Eric is the Director of Investment Origination at LS Properties. Eric comes to LS after a fulsome career at TD Bank.
Over the past 25 years, Eric represented TD Commercial Banking. The early years focused on roles in cash management, analysis, and small-to-medium account management. In 2008, Eric accepted a Relationship Manager position which would, in mid-2014, become the Senior Relationship Manager he held until his retirement in May 2023. While Senior Relationship Manager, Eric was responsible for a team which managed a significant portfolio of larger, well-known Winnipeg and area companies. In addition to managing the portfolio, he was responsible for growing TD Commercial Banking's market share via new client acquisition. Over the years, Eric's business development efforts significantly grew the portfolio, adding new clients and increasing the portfolio's book of loan and deposit business.
Eric has experience with day-to-day business banking needs including operating lines of credit, term loans, equipment financing, owner-occupied real estate financing, investment grade property financing, as well as merger & acquisition cash flow financing.
