OUR COMPANY

In 2005, LS Properties was formed with a view of acquiring high-quality properties in the multi-tenant residential, retail and industrial sectors which met the following criterion:

1)    Attractive location;

2)    Well built infrastructure;

3)    An attractive rent roll with the ability to continue to improve cash flow.

We acquired our first property in 2005 and by the end of 2017 will have acquired 42 properties which house 300+ tenants and represent over 900,000 square feet.

We continue to evaluate each acquisition on the metrics noted above.

Through active management, we continuously evaluate and assess each individual property including consideration of:

1)    Renewals of existing leases or replacement of existing tenants where required;

2)    Evaluation of maintenance and capital requirements for each property including establishing multi year maintenance programs;

3)    Consideration and placement of debt on each property as appropriate;

4)    Through our partnership with, Green Valley Management Ltd., first rate hands on property management.  This relationship includes cultivation of key relationships with tenants and key suppliers to ensure optimal performance of each property.”

John Stroich

President & CEO

John is President and CEO of LS Properties and Green Valley Management Ltd. John has been investing and managing income properties since the late 1980’s. He has over 30 years’ experience in real estate development, finance, and management. John holds a Bachelor of Commerce (hons) from U of M – Asper School of Business. John holds two of the highest Commercial Real Estate designations CCIM (Certified Commercial Investment Member) and CPM® Designation (Certified Property Manager) through the Real Estate Institute of Canada.

Adam Levene

Chairperson

Adam is the Chairperson of LS Properties. Adam is a partner with MLT Aikins LLP and serves on its Executive Board. He practices in the area of taxation, corporate and commercial law, real estate and finance transactions, charities, and trusts and estate planning. His practice includes tax planning advice, corporate and business reorganizations, assistance with respect to the planning and documentation of mergers and acquisitions, corporate finance transactions, licensing and franchise agreements, handling shareholder disputes and business disputes, planning for non-profit organizations, preparation of succession planning documents including wills.

Lori Williams-Stroich B.A., RHU

Executive Vice President and COO

Lori is the Executive Vice-President and Chief Operating Officer of LS Properties. Lori has experience in the financial sector as a financial service advisor with emphasis in mortgage and personal finances. In addition, her experience as a registered health underwriter has proven beneficial as employee benefits coordinator. Lori is an active Fundraiser for many Local Charities including being Area Coordinator for The Heart & Stroke Foundation of Manitoba.

Tracey Werestiuk, RPA®

Senior Property Manager

Tracey is a member of BOMA Manitoba. She has achieved her Property Administration Certificate and has recently completed her RPA designation.

Tracey is the Senior Property Manager with Green Valley Management. In this role, she is responsible for overseeing the day-to-day management and operations of a number of commercial properties located in Manitoba. Together with her strong commitment to getting the job done, she brings strong communication and supervisory skills to Green Valley. She is dedicated to her Tenant’s properties and takes great pride in a job well done.

Tracey has more than twenty years in the property management industry. Tracey has managed all types of commercial properties. Her strong administrative skills, a deep knowledge of contracts, and excellent communication skills make her an important member of the Green Valley team.

Sylvia Piper

Senior Property Management Accountant

Controller

Sylvia joined Green Valley Management in April, 2011 initially as PM Accountant and evolved into the position of Controller.

Sylvia gained her over 35 years accounting experience in the Construction, Manufacturing, Publishing and finally Property Management industries, in both Winnipeg as well as Toronto. As Controller, Sylvia heads up the accounting department. She is responsible for a variety of day to day functions as well as the company’s monthly and year-end financial statements and yearly recoveries. Sylvia’s vast experience, efficiency and dedication make her an important member to the Green Valley team.

Sandra Bettens

Investment and Financial Administrator

Accounting

Sandra joined Green Valley Management in March 2015, assisting the Controller with accounting, as well as her role as an Investment and Financial Administrator.

Sandra started out her career in banking, with roles in Mortgages/Lending and Investments. She furthered her career taking on roles in Customer Service, Real Estate sales, and finally in Accounting in 2012.
